Mortgage concern
The Mortgage Valuer Flagged Your Roof
When a mortgage valuation flags the roof, it can hold up your mortgage offer or trigger a retention. An independent roof survey gives you — and your lender — the clear, photographed detail needed to move forward.
What happens when a valuer flags the roof
A mortgage valuation is primarily for the lender to confirm the property is suitable security for the loan. The valuer carries out a brief, non-detailed inspection — and if they see something that concerns them on the roof, they'll note it.
That note can lead to a retention (where the lender holds back part of the loan until the issue is resolved), a condition on the mortgage offer, or a request for a specialist report. It doesn't mean the roof is definitely failing — it means the lender wants more certainty.
How an independent report helps
An independent, photographic roof survey gives you concrete information to respond with. If the roof is sound, the report reassures your lender and helps release the retention. If genuine defects exist, the report quantifies them — supporting a renegotiation or a plan to remedy the work.
Because we don't sell repairs, the report is unbiased and credible — useful whether you're reassuring a lender, negotiating with a seller, or simply deciding whether to proceed.
Understanding a retention
A retention means the lender agrees to lend but holds back a portion of the funds until the flagged issue is resolved. To release it, you typically need to show the work has been done — or provide evidence that it isn't actually necessary.
An independent specialist report can support either path: demonstrating the roof is in acceptable condition, or setting out exactly what work is required and what it should cost.

Not necessarily. A roof flag may trigger a retention or a condition, but it doesn't automatically stop the mortgage. An independent specialist report gives you and your lender the clarity to resolve it.
Where the roof is sound, an independent photographic report can demonstrate acceptable condition to support releasing a retention. Where work is needed, it sets out exactly what and why.
