Homebuyer Roof Survey North West
An independent specialist roof inspection for people buying property across North West England — carried out before you exchange, with a photographic written report targeted within 48 hours. This is the North West hub for our national Homebuyer Roof Survey service.
Why buyers commission a specialist roof survey
A roof is one of the most expensive parts of a home to put right
A general building survey and a specialist roof inspection serve different purposes. A RICS Home Survey assesses the whole property broadly and, depending on the level, may inspect the roof only from ground level or with limited access. It is designed to give you an overall view, not a detailed examination of every roof component. Our specialist survey focuses entirely on the roof, in far greater detail, and is built around the buying journey — so you have independent information before you commit.
Buyers across the North West typically come to us when:
A RICS Home Survey has flagged the roof and recommended a specialist investigation
The roof is described as nearing the end of its serviceable life
Suspected leaks or damp staining in loft spaces or ceilings
Older roof coverings where remaining life is uncertain
Flat roof extensions or conversions of unknown age
Previous roof alterations, extensions or repairs with no documentation
Concerns spotted during a viewing that need an expert eye
Uncertainty about the likely cost of repair or replacement
We don't criticise RICS surveyors — a broad survey and a focused roof inspection are complementary. Many of our enquiries arrive precisely because a Level 2 or Level 3 survey recommended a specialist roof investigation.

Our independence
We inspect roofs. We don’t sell you the repair.
The entire service is designed around assessment, not generating roofing work. We have no incentive to exaggerate defects — and we never profit from recommending them. You receive an honest, evidence-based report to help you make an informed purchase decision.
No repairs sold. Ever.
Where work is needed, we say so and give cost guidance — but we never carry out or sell the repairs. That’s what independence means in practice.
Independent — we don't sell roof repairs
You're buying information, not roofing work
Homebuyer Roof Surveys does not quote for, undertake or sell the remedial roofing work a survey might identify. We inspect, photograph and report — that's all. Because we have no repair arm and no incentive to sell work, our findings stand on their own.
That independence matters when you're buying. A report from a business that also sells repairs carries an inherent tension between describing a problem and profiting from fixing it. We remove that tension entirely: you receive an honest assessment of the roof's condition, and any recommendations exist only to inform you — not to generate work for us.

North West property and roofing context
Roofs across North West England
The North West's housing stock spans more than a century and a half of building, and that variety shapes the roofs buyers ask us to inspect. Understanding the regional context helps explain why an independent, detailed roof survey is worthwhile before exchange.
Victorian and Edwardian terraces
Much of inner Manchester, Salford, Liverpool, Bolton, Blackburn, Burnley and Oldham is built from dense Victorian and Edwardian terraces, typically Welsh-slate roofed. Many of these roofs are well over a century old, and original slate can show nail sickness and delamination — genuine questions for a buyer about remaining serviceable life.
Stone-built cottages and Pennine terraces
Pennine towns such as Rochdale, Oldham, Burnley and Accrington include stone-built terraces and cottages with local stone slate or imported Welsh slate, sitting exposed on hillsides. Wind-driven rain shortens roof life and accelerates wear to ridges, flashings and chimneys.
Inter-war and post-war estates
The region's large inter-war and post-war suburbs — across Wigan, Warrington, Widnes, Runcorn, Crewe and the wider boroughs — use concrete interlocking tiles. These can suffer regional spalling and ageing, and their underlays often degrade before the tiles themselves.
Coastal exposure and flat roofs
Coastal towns including Blackpool, Lytham St Annes, Southport and Lancaster face salt-laden, wind-driven rain that accelerates slate, tile and ridge wear. Extensions, conversions and modern apartments add flat roofs and parapet gutters with their own maintenance considerations.
These are general regional characteristics, not a description of any individual property. Every roof is different, and the only way to understand the one you're buying is to inspect it.

What happens after the inspection
From inspection to written report
01
Inspection
We carry out a focused, independent roof inspection — drone and physical, where appropriate and accessible.
02
Photographic evidence
Significant findings are documented with photographs throughout.
03
Findings reviewed
Our experienced inspectors review the evidence and prepare a structured report.
04
Written report
You receive a written, photographic report targeted within 48 hours of the inspection.
05
Your decision
Use the findings to inform your own purchasing and maintenance decisions — and share them with your solicitor or surveyor if you wish.
We don't promise that findings will enable a price renegotiation. You can choose to discuss relevant findings with your solicitor, surveyor, the seller or another professional — the report gives you the independent information to have that conversation.
Level 2 / Level 3 survey roof concerns
When your survey flags the roof
Many North West buyers come to us after a RICS Level 2 or Level 3 survey recommends a specialist roof investigation. A general survey gives a broad view of the property; our focused inspection gives you the depth on the roof that a broad survey can't. Where your surveyor has flagged the roof, we provide the detailed follow-up.

Example types of findings
What an inspection may identify
These are illustrative examples of the kinds of issue a specialist roof inspection may identify — not a description of any particular property or survey. Every property is different, and findings depend entirely on the individual roof.
Slipped, cracked or broken roof coverings
Aged or degraded underlay and membranes
Defective or missing flashings at chimneys and abutments
Chimney stack deterioration and failing flaunching
Poor roof-space ventilation leading to condensation
Flat roof membrane ageing, blistering or ponding
Historic evidence of water ingress in the loft
Inappropriate or poorly executed previous repairs
The presence or absence of any of these doesn't tell you a roof is sound or defective — only an inspection of the specific property can do that.

Questions
North West buyer FAQs
If you're buying a property and the roof is older, has been altered, or your general survey has flagged it, a specialist roof survey gives you detailed information a broad survey can't. Many North West buyers commission one before exchange so they understand the roof's condition while there's still time to act.
Yes. A RICS Level 2 (HomeBuyer) survey assesses the property broadly and often inspects the roof only from ground level. When it recommends a specialist roof investigation, we provide the focused, detailed roof inspection that a general survey can't.
Yes. A Level 3 (Building Survey) is more detailed than Level 2 but still covers the whole property and may still inspect the roof from ground level or with limited access. We focus entirely on the roof, in greater detail, and can follow on from a Level 3 recommendation.
No. We are completely independent and do not quote for, undertake or profit from any roofing repairs. You are purchasing information about the roof, not being sold roofing work — so we have no incentive to exaggerate defects.
We inspect loft areas where they are safely and legally accessible. Where access isn't possible or safe, we use other available vantage points including drone imagery where appropriate. Every property is different, and access is confirmed before we attend.
We use drone-assisted inspection where appropriate and legally possible — for example to reach elevations, chimneys or roof areas that a ladder inspection can't safely reach. Drone use depends on conditions, permissions and airspace, and isn't guaranteed for every inspection.
Our target is a written, photographic report within 48 hours of the inspection, so you can act before your purchase deadline. Turnaround can vary with access and complexity, and we'll be clear about timing before we attend.
An independent homebuyer roof survey starts from £399. The final cost depends on the size and complexity of the roof and whether drone access is appropriate. You'll always know the price before we attend.
Yes. Inspecting before exchange is the point of a homebuyer roof survey — it gives you time to consider the findings while you can still act on them. See our guidance on a roof survey before exchange for more detail.
We cover Greater Manchester, Merseyside, Cheshire, Lancashire and the Fylde coast — from Manchester and Liverpool through to Preston, Chester, Blackpool and the surrounding towns. See the areas directory on this page for the full list.
We report on the roof's condition and, where relevant, recommend what should be done and give cost guidance. Whether to repair or replace is ultimately a decision for you and your own advisers — our role is to give you the independent information to make it.
Yes. The report is yours. Many buyers share relevant findings with their solicitor, surveyor or other professional to help inform their purchasing and maintenance decisions.
