An old roof isn't automatically a problem — many original slate and tile roofs last well over a century. But age brings specific risks, and an independent survey tells you whether that charming period roof has years of life left or a bill waiting.
Age vs condition
A roof's age and its condition are not the same thing. A well-maintained Welsh slate roof can easily outlast the building beneath it, while a much younger concrete-tiled roof can fail early if materials or installation were poor.
What matters is the actual condition — and that's exactly what a specialist survey assesses, rather than judging on age alone.

What to check before you buy
Before exchange, commission an independent roof survey that inspects the roof up close — drone imagery where appropriate and loft access where available. You want to know the remaining service life of the coverings, the state of the structure beneath, and any work that's been done previously.
