Buying a House With a Sagging Roof

A sagging roof is one of the most alarming things a buyer can spot — but it isn't always a deal-breaker. Some sag is normal ageing; some signals a real structural problem. An independent survey tells you which.

Sagging isn't always serious

Many older roofs show a degree of sag, particularly along the ridge or between purlins. Often this is long-standing settlement that has stabilised decades ago and causes no ongoing problem. The roof has simply taken the shape it's going to keep.

The concern is when sag is recent, progressive, or accompanied by other signs — and distinguishing the two is exactly what a specialist inspection does.

What causes a sagging roof

  • Age-related settlement of timbers (often benign and stable)
  • Undersized or spaced rafters and purlins for the span
  • Removed or altered internal walls that once supported the structure
  • Rot or insect attack weakening timbers
  • Spread of the roof pushing walls outward
  • Overloading from heavy coverings or accumulated debris

Red flags to take seriously

Some signs warrant real caution: visible outward bowing of walls at eaves level, cracked or spreading purlins, signs of rot in the loft, recent or progressive movement, or sagging combined with internal ceiling distortion.

These don't necessarily mean you should walk away — but they do mean you need a specialist to assess the structure properly before you commit.

Commission an independent specialist roof survey that includes loft and internal access where available. The surveyor assesses the structure, not just the coverings, and reports on whether the sag is stable and cosmetic or a structural issue requiring remedial work.
