What a Level 3 survey covers on the roof

A Level 3 (Building Survey) is a thorough, property-wide assessment. On the roof, it goes further than a Level 2 — the surveyor may use a ladder or pole camera where safe — but it still won't give you the close-up, hands-on detail of a dedicated roof inspection.

Because of that, a Level 3 survey will often state that the roof could not be fully inspected and explicitly recommend a specialist roof investigation. That recommendation is the prompt for our service.

Why a Level 3 recommends a specialist

A Building Survey is broad by design. The surveyor's job is to assess the whole property, not to specialise in the roof. When they see something that needs a closer, more technical look — or when they simply can't access the roof safely — the correct, honest advice is to bring in a specialist.
