The service

A roof survey built for the buying journey

A homebuyer roof survey is a specialist, independent inspection of a property's roof carried out specifically for someone purchasing a home. It focuses entirely on the roof — its structure, coverings, flashings, chimneys and gutters — and produces a written, photographic report you can rely on before you commit.

It is not a replacement for a RICS Home Survey. The two are complementary: a RICS survey assesses the property broadly, while our specialist survey goes into far greater detail on the roof alone. Many of our enquiries arrive precisely because a Level 2 or Level 3 survey recommended a specialist roof investigation.

Our independence

We inspect roofs. We don’t sell you the repair.

The entire service is designed around assessment, not generating roofing work. We have no incentive to exaggerate defects — and we never profit from recommending them. You receive an honest, evidence-based report to help you make an informed purchase decision.

No repairs sold. Ever.

Where work is needed, we say so and give cost guidance — but we never carry out or sell the repairs. That’s what independence means in practice.

Specialist vs general

A specialist roof survey vs a RICS Home Survey

Both have their place. A RICS Home Survey gives you a broad view of the property; our specialist survey gives you depth on the roof. Here's how they differ.

Aspect
RICS Home Survey
Specialist Roof Survey
Scope
Whole property, broad overview
Roof only, in depth
Roof access
Mostly ground-level or ladder view
Drone imagery where appropriate, plus loft/internal access where available
Photographic detail
Limited, general photos
Detailed photographs of every significant finding
Repair cost guidance
Often broad or absent
Targeted repair recommendations with cost guidance where appropriate
Bias
Depends on the surveyor
None — we never sell repairs

We do not provide RICS Home Surveys. If you need one, instruct a RICS-regulated surveyor — and if they flag the roof, we're here for the specialist follow-up.

Questions

Frequently asked

A specialist inspection of the roof's structure, coverings, flashings, chimneys and gutters — using drone imagery where appropriate and loft/internal access where available. You receive a written, photographic report with findings and, where relevant, repair recommendations and cost guidance.

A RICS Home Survey (Level 2 or Level 3) assesses the whole property broadly and often inspects the roof only from ground level. Our survey focuses entirely on the roof in far greater detail. The two are complementary — many buyers commission us after a RICS survey recommends a specialist roof investigation.

No. We are completely independent and do not sell roofing repairs. We have no incentive to exaggerate defects, and we never profit from recommending work.

Surveys start from £399. Our target is a written report within 48 hours of the inspection, so you can act before your purchase deadline.

An independent, photographic report gives you concrete evidence to share with your conveyancer. Where genuine defects exist, that evidence can support a price renegotiation or help you budget for work after purchase.
